Painting in Coronado-The Right Stuff (Touch)

When David Phillips of Bilbro Construction learned that his company would be the general contractor for the upgrade of Coronado Plaza, he knew he would have to select his subcontractors with an eye to quality and people skills. Bordered by Orange, W.H. Dana, and Churchill streets, the Plaza is neighbor to the historic Hotel Del, beautiful residences and gentrified commercial properties.

Furthermore, the tenants of this triangle themselves enjoy commercial-citizen respectability-Marie Callender’s, Prudential Real Estate, La Salsa, Coldwell Banker, Subway, Heritage Escrow, Wendy’s, Birkenstock, Domino’s and Curves for Women.

Add to that the residents of this pristine and well-preserved garden spot as well as the expectant tourists and you cannot have spray-painting, masking and the covering of flowers and bushes with ugly drop clothes. People who live and visit in the Crown City do not expect anything adjacent to Orange Street to look like a Hollywood backlot.

Another challenge to the painting team was the building’s eclectic personality-pop-outs, decks, railings, gables and rounded wall surfaces, details requiring an aesthetic touch.

So when Damon Elder, the foreman for General Coatings Painting, discovered his assignment, he conceived of this plan: visit the tenants and explain that he would be using rollers, not sprayers; professional talent, not maskers; landscape trimmers, not drop clothes. In the case of Marie’s that employs an exterior deck, ask the manager when would be the best time to powerwash and paint. In other words, give the tenants some ownership in the process of painting their workplace.

Then when the City of Coronado discovered that some of the colors that had been chosen were “too dramatic,” the owner, revised the architecturals to add some colors as well as some striping and make some color location changes. With a team effort from Bilbro’s David Phillips, G & L Realty’s Doug Lambeck, General Coatings’ Damon Elder and his foreman Ulysses Mendoza and his team, the Coronado Plaza is ready for your studied appreciation in a town where the right touch is a must.
