DOMA: Delightful Density Downtown

 
 
Blend the surface of the historic clock tower with that of the townhomes.
 
 
Apply one coat of epoxy primer and two coats of polyurethane to metal balconies.
 
 
Apply Ralph Loren Sand Riverrock coating to the corridor ceiling of the townhouses.

Doma, a new residential-retail community at 1700 Kettner Blvd. in Little Italy with 157 loft and townhome units, will be ready for occupancy in mid-April of this year. Swinerton Builders, the general contractor, has assumed a project with many innovative features to challenge both itself and its subs.

General Coatings, delighted to be chosen as the painting sub, selected its highly sought-after team of Victor Canizales, project manager, and Arturo Escalera, foreman, to meet the challenge: waterproof the entire exterior of the seven story loft over the first floor retail and the four story townhouses; anti-graffiti the first ten feet of the south side of the lofts and townhomes; blend the surfaces of the historic clock tower with that of the surface of the new townhouses.

Apply a dramatic vertical swath of paint on the Kettner-Fir corner of the lofts; apply epoxy primer and two finish coats of polyurethane to all galvanized steel balconies; paint the two penthouses atop the lofts with different earthtones to contrast with the natural grey of the concrete. Inside of the townhouses, paint only the drywall areas with off-white colors, leaving the concrete natural, use seven different colors on the concrete corridors; apply Wolf Gordon metallic paint on the handrails and Ralph Loren Sand Riverrock on the corridor ceilings; use Knoll Textile covering on the elevator lobby. Apply final coats prior to placing carpet as the carpets are running late.

Meeting the challenge has been possible because of the great communication between General Coatings’ team and Swinerton’s Kevin Horst, Project Manager, and Jesse Blake, Project Engineer. Vista’s Henry Mora was superb in meeting the demands of color changes and Tnemic’s special coatings met the test of high quality expectations.
