That may be the question asked when A -1 All American Roofing Co. of
San Diego took on the challenging job of installing the roof on the 34th
floor of Park Place HOA, a building being built by Bosa Development of
Vancouver, British Columbia. This new high rise condominium project of 178
units is soon to be a modern landmark in San Diego, located at the corner of
Harbor Drive and Kettner Blvd. Park Place is just down the street from the
San Diego Convention Center and Petco Field and across the street from
Seaport Village. Park Place HOA is one of San Diego’s most modern buildings
and has some of
the most majestic views in all of San Diego.
Park Place was definitely one of the most challenging projects we have been
involved with. The architect specified a Spanish Style roof tile, not unusual
except that the building is 34 stories tall, 340 feet above the street and
the slope of the roof is 48 degrees! Most Spanish tiles weigh 10 lbs. per
tile; even lightweight tiles weigh over 7 lb. per tile. No big problem for a
house or a two-story building, but 340 feet above the ground with a roof as
steep as the Alps? What if a piece broke or fell off the roof? The slope is
so great the tile would not even stay on the roof until it could be
installed. With this in mind, A–1 All American Roofing looked for a product
that would provide this look and still be reasonable to install. We proposed
Met-Tile, a metal roofing product with the Spanish style available in pieces
3 feet wide and lengths that range from 2-to 20-feet. It is very lightweight,
only 125 lbs. per square vs. 1000 lbs. per square for clay or concrete tile.
Park Place’s being so tall and steep dictated that the roof last 100 years.
To assure that Park Place will remain watertight, we installed a
self-adhesive SBS (styrene butadine styrene) rubber modified underlayment
made by Protecto Wrap.
There is also a hidden gutter 2 1/2 feet above the eave line. We lined this
with a fully adhered 60 mil. TPO (thermoplastic polyolefin) single-ply
roofing membrane by GAF Material Corporation. Around the entire perimeter of
the building and on the ends of each corbel there is 22 gauge standing seam
copper that was installed by Aztec Sheet Metal Company. To top it all off,
all of the finials are copper and stand over 4’ tall.
This truly is a building built for the ages. Credit should be given to A-1’s
General Manager, John Rowland; his foremen, Jose Martin Gomez and Abby
Federico; and their brave and talented crews: Phil, Chris, Eduardo, Ruben,
Octavio, Jose, Antonio, Alex, Bob, and George. We also thank the onsite
Management Team of Dave McCall and Vic Roberts of Bosa Development for their
professionalism and ability to coordinate all of the involved trades so the
project progressed smoothly and according to budget.
Watch for other new buildings being built in San Diego by Bosa Development,
as they are all eye-catching and a definite plus for the new skyline of San
Diego.
